Haven by Aldar, Dubai’s first wellness residential community development

The challenge

Haven by Aldar is a premier residential community masterplan in Dubai that covers nearly 1 million square meters around a lush green central park. The design focuses on sustainability, nature, and wellness, providing an environment where residents can embrace an active and healthy lifestyle.

The development boasts over 2,280 residential units, offering a diverse range from three—to four-bedroom townhouses and standard villas to six-bedroom premium villas. Amenities include a meditation pavilion, Zen gardens, a tranquillity pool, a nature trail, running and cycling tracks, exercise areas, challenge stations, a paddle tennis court, and a yoga studio, all aimed at promoting a balanced and active lifestyle. Residents will also have access to a wellness concierge, spa, and community spaces for hosting gatherings and activities for all ages.

The JLL approach

JLL provided sustainability and wellbeing consultancy services to assist Aldar in achieving Fitwel Community Certification, LEED Cities & Communities Gold Pre-Certification for the master plan and embodied carbon analysis for the townhouses and villas.

Bringing it to life

Working in close collaboration with the master planner and lead design consultant during the early design development phase, JLL played a crucial role in incorporating sustainability and occupant wellbeing criteria into the initial design at Haven.

Our efforts encompassed a comprehensive range of solutions, including strategies to enhance energy and water efficiency, optimisation of HVAC systems, incorporation of daylighting, implementation of human-centric community designs, integration of green spaces, use of native landscaping, promotion of accessibility, improvement of air quality, prioritisation of local material sourcing, and the adoption of sustainable construction practices.

How JLL helped Aldar to SEE A BRIGHTER WAY

Haven by Aldar is the first Fitwel Community to receive 3 stars within the Middle East and Africa region. Additionally, the development achieved LEED Cities and Communities Gold Pre-certification, providing a blueprint for creating residential communities that prioritise its residents' wellbeing and active lifestyle.
