A new purpose-built Middle East and Africa regional research and science facility

The challenge

Our client is one of the world's largest privately-owned fragrance and taste companies. As their global delivery partner since 2015, JLL was appointed to help turn their real estate aspiration into reality. They envisioned a new state-of-the-art research and science facility to serve customers in more than 60 countries across the Middle East and Africa and accommodate the company's future expansion plans.

The JLL approach

JLL provided development advisory, leasing, project management, cost management, change management and sustainability services throughout the project’s life cycle from project initiation to construction, fit-out and handover. 

Bringing it to life

Our team began by assessing existing leased facilities against their real estate needs and business goals. Based on the findings and our client’s specific design requirements, we recommended a built-to-suit model where a developer provides a property built to their exact specifications.

How JLL helped our client to SEE A BRIGHTER WAY

The new regional hub in Dubai Science Park was inaugurated in March 2022. It is a first-of-its-kind in the region, built upon the company's vision of a future-proof laboratory, which aims to optimize the end-to-end flow of samples using industry best practices and powered by artificial intelligence (AI). It includes a fully automated warehouse that can stock up to 40,000 products and a compounding robot connected to more than 240 ingredients that can create a fragrance sample in less than a minute.
