JLL plays a key role in completing Antara to create a thriving community

The challenge

Antara is a luxury residential development that combines the comfort of home with the appeal of a vacation destination. The community features 221 spacious villas and townhouses, 12 modern residential buildings with 267 apartments, a short-stay unit, a clubhouse, a hypermarket, a restaurant, a gym, a nursery school, and outdoor swimming pools.

It had been in operation for two years; however, outstanding items and defects still needed to be completed and addressed, particularly the mechanical, electrical, and plumbing (MEP) systems and civil works. These issues adversely affected both the residents and its operations. There was an improper arrangement of documentation and recording during the construction stage.

The JLL approach

JLL's Project & Development Services team was appointed by the developer, Salboukh Residential Compound Company to close out the Antara project. Our project managers implemented thorough processes and procedures to create a framework for managing contractors effectively. To enhance communication with the local contractors, a fluent Arabic-speaking stakeholder manager was appointed. Our site team ensured continuous on-site presence by strictly adhering to isolation protocols from other workers and following corporate guidelines. These measures proved vital in maintaining project continuity.

Bringing it to life

Our team delivered uninterrupted services throughout the project, completing outstanding work, and addressing deficiencies in all assets. Additionally, we conducted repairs, maintenance, testing, and commissioning of the Mechanical, Electrical, and Plumbing (MEP) systems in various buildings and apartment units. Furthermore, we successfully managed the process of establishing a technical library containing all project documents from the design stage and provided training for the client's staff to ensure a smooth handover and efficient operation of the facility.
