Overview

This project encompassed a 50-storey super high-rise mixed-use tower including 264 hotel rooms, 263 branded residences, restaurants, fitness centre, swimming pools and support facilities in one of Dubai’s most prime locations.

JLL was engaged by Third Generation Real Estate & Development to provide complete development lifecycle services including feasibility studies as well as project, cost and design management from pre-concept through to tendering and procurement for enabling and main works, contract administration through to handover and operations. 

Challenges

This fast-track super high-rise project was delivered on a challenging site that included existing underground utilities, close proximity to an RTA tram station and tunnels, requiring close coordination with the authorities, design requirements and construction monitoring.

Solutions

By working collaboratively with Third Generation Real Estate & Development, the hotel operator, contractors, consultants and other stakeholders, we were able to drive best practice through planning, reporting, cost control and logistics throughout the project. Weekly project updates and risk mitigation progress monitoring were also held with our client’s Steering Commitee.

Outcome

Avani Palm View Dubai Hotel & Suites opened its doors to public in January 2021. Ideally situated on Al Sufouh Road, at the gateway to Palm Jumeirah, the hotel offers stylish rooms and residences with floor-to-ceiling windows, fully equipped kitchens, interactive living spaces and private terraces that feature views of The Palm Jumeirah, the Arabian Gulf and the Dubai skyline.
