2013 is likely to be a 'tale of two cities', reflecting the different positions of Dubai and Abu Dhabi on their real estate market cycle, with Abu Dhabi considered to be 18 / 24 months behind Dubai. The Dubai market is expected to experience a broader based recovery in 2013, while most sectors of the Abu Dhabi market will move further in the favour of occupiers.  

While improved sentiment is likely to have a positive impact on the Dubai market in 2013, this will be partially offset by challenges with funding constraints and high levels of supply.
